Refinancing replaces your existing mortgage with a new one — often at a lower rate, different term, or to access equity. Even though you already own the home and may have bought title insurance when you purchased, your new lender requires a fresh title search and a new lender's title insurance policy protecting its lien. Your existing owner's policy from the original purchase remains in effect (assuming you still own the property), but the new loan creates a new insurable interest that must be covered separately.
Refinance closings are typically faster than purchases — no seller, no purchase contract contingencies, and often a shorter escrow period. But they are not automatic. The title search on a refi identifies every lien recorded since your last policy: home equity lines, judgment liens, child support liens, municipal code violations, and HOA assessments. Any of these can block funding if not cleared before closing.
