Why title insurance matters

What a policy actually protects you against, and why lenders insist on one.

Before closing we examine decades of public records for anything that clouds ownership — unpaid liens, easements, boundary disputes, probate gaps.
Most issues surface and get cleared. Title insurance exists for the ones that do not: a forged signature two owners back, an heir nobody knew about, a clerk's recording error. If a claim like that appears years later, your policy defends your title and covers the loss.
